01Is it time?
It may be time for a new furnace if…
- 01 Your furnace is 15 to 20 years old or more and needs repairs more often.
- 02 A technician has found a cracked heat exchanger or another safety problem.
- 03 Your gas bills keep rising even though your habits haven't changed.
- 04 Some rooms stay cold no matter where you set the thermostat.
- 05 It runs loudly, short cycles, or blows lukewarm air for long stretches.
- 06 You're planning central air or a heat pump and want the indoor side matched properly.
02The install
What's included in every furnace install
A new furnace is only as good as the way it's sized, vented and set up. This is what we do on every install.
Heat-loss calculation
We size the furnace to your home's actual heat loss, not the label on the old unit. Many older furnaces are oversized, which wastes gas and makes the house feel uneven.
Venting done right
High-efficiency furnaces vent through plastic pipe out a side wall, not the chimney. We route the intake and exhaust to code and away from windows, doors and snow drifts.
Chimney and water heater check
When the furnace stops using the chimney, a gas water heater left on its own may not draft properly. We check it and tell you if the chimney needs a liner.
Condensate drain
High-efficiency furnaces produce water. We run the drain to a floor drain or a condensate pump so nothing backs up or freezes.
Gas, electrical and safety tests
Gas lines are leak-tested, and we check gas pressure, temperature rise and combustion on start-up. We also make sure you have working carbon monoxide alarms near the bedrooms.
Walk-through and paperwork
We show you the filter, the thermostat and what to watch for, register the manufacturer warranty, and leave you the documents for any rebate application.
04Options
Which furnace setup is right for your home?
All new gas furnaces in Canada are high-efficiency condensing models. The real choices are about how they run and what they're paired with.
Single-stage furnace
Best for: Smaller homes and tighter budgets
Runs at full output whenever it's on. Simple and reliable, but it cycles on and off more and the temperature swings a little more between cycles.
Two-stage or modulating furnace
Best for: Larger or two-storey homes, comfort-focused owners
Runs on low most of the time and ramps up on the coldest days. Paired with a variable-speed blower, it's quieter, more even from room to room, and better at filtering air.
Furnace with a heat pump
Best for: Homes replacing an old air conditioner too
A heat pump replaces the air conditioner and handles heating for much of the year. The furnace takes over when it's very cold. It's a common way to cut gas use without giving up gas heat.
05How it works
From first call to first cold night
- 1
Call or book online
Tell us what you have now, how old it is and what's bothering you. We'll book a time to come out.
- 2
Free in-home estimate
We look at the house, the ductwork, the venting route and your current equipment, and talk through options.
- 3
Clear written quote
Equipment, scope of work and price in writing, including any venting, chimney or duct changes the job needs.
- 4
Installation day
A straight furnace swap is usually done in a day. We protect floors, remove the old unit and test the new one before we leave.
- 5
Yearly maintenance
An annual tune-up keeps the furnace running safely and efficiently, and most manufacturers expect it for warranty coverage.
What does a new furnace cost in Ottawa?
The main factors are the size of the furnace, single-stage versus two-stage or modulating, and how much venting, gas line, chimney or duct work the house needs. A like-for-like swap in an open basement costs less than an install in a tight closet with a long vent run.
The estimate is free and the price is in writing before we start, so you know what you're paying for.
Rebates & financing
A new furnace on its own rarely qualifies for large rebates any more, but pairing it with a heat pump or a smart thermostat sometimes does. We'll check which current programs apply to your home during the estimate.
Current programsHow long does a furnace last?
Most gas furnaces last 15 to 20 years with yearly maintenance. Age alone isn't a reason to replace one, but past 15 years it's worth weighing repair costs against a new, more efficient unit.
What efficiency should I look for?
Every new gas furnace sold in Canada is a high-efficiency condensing model, rated at least 95% AFUE. Beyond that, a two-stage or modulating furnace with a variable-speed blower gives you more even heat and quieter running.
Can I install a bigger furnace to heat cold rooms?
Usually that makes things worse. An oversized furnace heats the rooms near the thermostat quickly and shuts off before the far rooms warm up. Cold rooms are almost always an airflow, duct or insulation problem, and we'll look at that during the estimate.
Do I need to do anything with my chimney?
Possibly. A high-efficiency furnace vents out the side wall, so the chimney may be left serving only a gas water heater. Some chimneys are too large for that and need a liner to draft safely. We check it on every install.
Should I replace my air conditioner at the same time?
If your air conditioner is more than 10 to 12 years old, it's often worth doing both together so the indoor coil, blower and outdoor unit are matched. It's also a good moment to consider a heat pump instead of a new AC.
Who is allowed to install a gas furnace in Ontario?
Gas appliance work in Ontario has to be done by licensed gas technicians, and the installation has to meet the provincial gas code. Our technicians are licensed, and Apple HVAC is TSSA-affiliated and an HRAI member.
