HVAC maintenance and tune-ups in Ottawa

Most breakdowns start as small problems: a weak part, a dirty coil, a clogged drain. A yearly tune-up finds them while they're cheap to fix and keeps your system running safely and efficiently.

01Is it time?

Book a tune-up if…

  • 01 Your furnace, AC or heat pump hasn't been serviced in the last year.
  • 02 Your manufacturer warranty requires annual professional maintenance.
  • 03 Heating or cooling bills are creeping up without a change in your habits.
  • 04 The system is louder, slower or less even than it used to be.
  • 05 You've just bought a home and don't know the service history.
  • 06 You burn gas indoors and want the combustion and venting checked before winter.

What a tune-up covers

A tune-up is a set of checks and cleaning, not a quick look. Here's what our technicians go through.

01

Furnace safety checks

We inspect the burner, flame sensor, igniter and heat exchanger, check venting and gas pressure, and test for carbon monoxide around the furnace.

02

AC and heat pump checks

We clean the outdoor coil, check the refrigerant charge and temperature drop, and test capacitors, contactors and fan motors.

03

Electrical and controls

We tighten connections, test safety switches and check that the thermostat is controlling the system correctly.

04

Airflow and filter

We check the blower, the filter and airflow through the system, and replace or advise on the filter.

05

Drains

We clear condensate traps and drains on high-efficiency furnaces, AC coils and heat pumps so water doesn't back up or freeze.

06

Written findings

You get a clear note of what we checked and anything that needs attention, with the cost of any repairs before we do them.

04Options

Choose the visit that fits your system

Book what your home needs. Ask us at booking what each option currently includes.

01

Furnace tune-up

Best for: Gas furnaces, best done in early fall

Combustion, safety and airflow checks before the heating season starts, so you find problems before the first cold snap.

02

AC or heat pump tune-up

Best for: Central air and heat pumps, best done in spring

Coil cleaning, charge and electrical checks before the first hot week. Heat pumps run all year, so they benefit most from a yearly check.

03

Combined seasonal plan

Best for: Homes with both heating and cooling

A heating visit in the fall and a cooling visit in the spring, so both sides of the system are covered each year without having to remember to book.

What does a tune-up cost?

It depends on the equipment. A single furnace or AC is one visit. A heat pump with a furnace backup, or a home with a boiler and several mini-split heads, takes longer.

It's also worth weighing against the alternative. A dirty coil, a weak capacitor or a clogged drain found during a tune-up is a small fix. The same problem found on the hottest or coldest day of the year usually means a repair call, and sometimes a damaged part that didn't need to fail.

We'll give you the price when you book. If the technician finds a repair is needed, we explain it and the cost before doing anything.

Rebates & financing

Maintenance itself isn't covered by rebate programs, but it keeps equipment running at its rated efficiency, which is what keeps bills down. If you're planning an upgrade, we can check current programs for you.

FAQ

Maintenance & Tune-Ups: common questions

Not covered here? Call 613-315-7325 and ask a technician.

How often should I service my furnace and AC?

Once a year for each. Furnaces are best checked in early fall and air conditioners in spring. Heat pumps run all year, so a yearly check matters even more.

Is maintenance required for my warranty?

Most manufacturers expect annual professional maintenance, and some can deny a claim if there's no service record. Keep the paperwork from each visit, and check your warranty documents for the exact terms on your equipment.

How often should I change my furnace filter?

Check it monthly. Standard 1-inch filters usually need changing every one to three months. Thicker media filters can last six months to a year. Change it more often if you have pets or renovations underway.

Can't I just clean things myself?

You should change the filter, keep the outdoor unit clear and keep vents open. But combustion testing, gas pressure, refrigerant charge and electrical tests need a licensed technician and proper tools.

What if the technician finds a problem?

We explain what it is, why it matters and what it costs to fix. You decide whether to go ahead. If it's a safety issue, like a cracked heat exchanger or a venting problem, we'll tell you clearly.

Do you service boilers, mini-splits and fireplaces too?

Yes. Boilers, ductless mini-splits and gas fireplaces all benefit from a yearly check. Tell us what you have when you book so we schedule enough time.
